How Property Tax Works in Pakistan
Punjab (Urban Immovable Property Tax)
- Self-occupied residential: Exempt (0%).
- Rented residential: 5% of Annual Rental Value (ARV). Filer discount 10%; timely payment rebate 20%.
- Commercial (any occupancy): 10% of ARV. Filer discount 10%.
Sindh (Property Tax)
- Self-occupied residential: 5% of (ARV − 120,000 exemption). Filer discount 10%.
- Rented residential: 10% of ARV. Filer discount 10%.
- Self-occupied commercial: 15% of ARV. Filer discount 10%.
- Rented commercial: 20% of ARV. Filer discount 10%.
Key Notes
- ARV = fair annual rent. If unknown, estimated at ~7% of property value (residential) or ~9% (commercial).
- Active filers (on ATL) get 10% discount automatically.
- Punjab: 20% rebate for payment before due date (usually Sep 30) on rented residential.
- Tax is paid quarterly. Late payment incurs penalty/surcharge.
- Rates and rules can change via provincial finance bills — verify with local Excise & Taxation office.
